This Disclaimer governs access to and use of YeWalaGhar.com, including all related communication channels operated by or on behalf of Grenoverse Multi Ventures LLP, including the website, WhatsApp, phone calls, email, forms, and other official communication channels.
By accessing, browsing, submitting information on, or using YeWalaGhar.com or any associated service channel, every user acknowledges that they have read, understood, and agreed to this Disclaimer. Use of the platform is also subject to the applicable Terms of Use, Privacy Policy, payment terms, and any other policy published by YeWalaGhar from time to time.
1. Platform Nature and Limited Role
YeWalaGhar.com is a technology-enabled property listing and rental facilitation platform that helps connect property owners, landlords, co-living operators, managers, and their authorised representatives with prospective tenants, occupants, and enquirers.
YeWalaGhar acts only as a neutral platform, communication enabler, and limited coordination facilitator. YeWalaGhar may assist with listing publication, enquiry routing, visit scheduling, basic KYC collection, preliminary coordination, communication support, and general process assistance, but YeWalaGhar is not a party to any tenancy, leave and licence, lease, sub-lease, or occupancy arrangement.
YeWalaGhar is not a property owner, landlord, co-landlord, broker claiming title interest, developer, contractor, legal authority, municipal authority, financial adviser, or government body. Except where expressly agreed in writing for a limited service, YeWalaGhar does not own, possess, lease, license, manage, maintain, control, or supervise any listed property.
All decisions regarding property selection, suitability, inspection, rent, deposit, token amount, agreement terms, police verification, possession, maintenance expectations, roommate compatibility, and final move-in or move-out remain solely between the concerned owner and tenant.
2. No Legal, Financial, Tax, or Professional Advice
Any information, support, communication, guidance, draft format, checklist, reminder, recommendation, or assistance provided by YeWalaGhar through the website, WhatsApp, phone call, social media, email, or offline interaction is provided only for general informational and facilitation purposes.
Nothing provided by YeWalaGhar shall be construed as legal advice, financial advice, tax advice, property valuation, investment advice, title certification, police clearance, structural certification, due diligence opinion, or professional assurance of any kind.
Users must independently evaluate all commercial, legal, financial, regulatory, safety, and documentation aspects before entering into any transaction. Users should seek advice from a qualified advocate, chartered accountant, architect, engineer, or other appropriate professional wherever required.
3. Listings, Accuracy, and Availability
All listings, photographs, videos, floor details, rent figures, furnishing descriptions, amenities, location descriptions, restrictions, occupancy rules, and other property information are based on material or statements provided by owners or their authorised representatives.
YeWalaGhar does not guarantee that any listing is accurate, complete, current, lawful, error-free, suitable, or available at the time a user views, enquires about, visits, or attempts to book the property. Listings may change, be paused, be edited, be removed, become unavailable, be under negotiation, or be rented out without prior notice.
Any indication of availability shown on the platform is informational only. A property shall be treated as provisionally available unless and until written confirmation is issued by YeWalaGhar through an official channel and remains subject to final owner confirmation, document review, commercial understanding, and change in circumstances.
YeWalaGhar reserves the right, without notice, to reject, edit, suspend, de-prioritise, or remove any listing, enquiry, or user-generated submission at its discretion for operational, quality, legal, safety, or compliance reasons.
4. Ownership, Title, and Legal Status
YeWalaGhar does not independently verify or certify the legal ownership, marketable title, possession rights, land-use legality, municipal approvals, tax status, encumbrance status, litigation status, or statutory compliance of any property.
Any ownership claim, authority claim, brokerage authority, occupancy right, or listing right is made solely by the person submitting or authorising the listing. YeWalaGhar may rely on documents, declarations, or representations shared by such person, but such reliance shall not be treated as a legal certification or guarantee by YeWalaGhar.
Every user must independently verify ownership documents, identity records, address proof, title chain, society rules, building permissions, and all other legal aspects relevant to the transaction before paying any amount or taking possession.
5. Inspection and Due Diligence Responsibility
Users are solely responsible for personally inspecting the property and satisfying themselves regarding location, access, neighbourhood conditions, water supply, electricity availability, parking, safety, hygiene, structural condition, seepage, fittings, fixtures, ventilation, internet connectivity, and any other factor relevant to their decision.
YeWalaGhar shall not be liable for any mismatch between online descriptions and actual on-site conditions, whether discovered before or after visit, booking, agreement execution, or move-in.
6. No Guarantee of Outcome
Submitting an enquiry, creating a listing, paying any platform fee, scheduling a visit, completing basic KYC, or interacting with a representative of YeWalaGhar does not guarantee property allocation, owner response, tenant acceptance, negotiation success, agreement execution, possession within any timeline, or successful closure of a transaction.
All closures remain contingent upon mutual consent of the owner and tenant, document comfort, commercial agreement, compliance checks, and actual availability at the relevant time.
7. KYC and Identity Check Limitation
YeWalaGhar may conduct or facilitate limited KYC or identity collection for operational, safety, fraud-control, or process purposes.
Such KYC is only a basic process-level verification and shall not be treated as a guarantee or certification of identity authenticity, legal capacity, background, character, employment status, income, creditworthiness, ownership rights, title rights, behavioural history, or future conduct.
A user having completed KYC or being marked as verified on the platform does not mean that YeWalaGhar endorses, guarantees, or insures that user. Independent caution and due diligence remain essential.
8. Police Verification and Documentation
YeWalaGhar may provide general reminders, standard guidance, or informal assistance relating to rent agreements, police verification, or onboarding steps, but responsibility for preparing, reviewing, signing, stamping, registering where applicable, and complying with all documentation and police verification requirements rests solely with the owner and tenant.
YeWalaGhar is not responsible for delay, rejection, non-initiation, defective filing, incorrect particulars, or legal consequences arising from failure to complete police verification or execute valid documentation.
No user should hand over possession, keys, access credentials, deposit amounts, or occupancy rights without first ensuring that the required agreement documentation and applicable verification steps have been duly completed.
9. Payments and Receipt Warning
All platform-related fees, service charges, and authorised payments intended for YeWalaGhar or Grenoverse Multi Ventures LLP must be paid only through officially communicated payment channels in favour of Grenoverse Multi Ventures LLP or such authorised beneficiary as may be confirmed by YeWalaGhar in writing.
YeWalaGhar shall not be responsible for any payment made to any broker, field executive, owner, tenant, agent, employee, freelancer, or third party unless such payment recipient was expressly authorised in writing by Grenoverse Multi Ventures LLP for the relevant transaction.
Users must verify payment instructions through YeWalaGhar's official contact channels before making payment and must insist on an official receipt or written acknowledgment.
10. Token Amounts, Deposits, and Private Transactions
Any token amount, security deposit, rent advance, brokerage, maintenance deposit, utility advance, or other consideration exchanged between owner and tenant is strictly at their own risk unless expressly handled through an officially documented YeWalaGhar payment process.
YeWalaGhar shall not be liable for refund disputes, forfeiture claims, deduction disputes, informal cash arrangements, side payments, oral promises, or off-platform settlements between users.
11. Anti-Circumvention / Anti-Bypass Notice
Any property, owner, tenant, occupant, or lead introduced, disclosed, shared, scheduled, coordinated, or made known through YeWalaGhar shall be treated as an introduced party for a period of 120 days from the date of first introduction or first facilitated interaction, whichever is earlier.
If any user directly or indirectly bypasses YeWalaGhar to conclude, renew, convert, restructure, or substantially finalise a transaction with an introduced party during this period without settling applicable platform charges lawfully due to YeWalaGhar, such conduct may constitute a contractual violation under the applicable Terms of Use or service arrangement.
YeWalaGhar reserves the right to recover applicable dues, suspend or block accounts, deny future access, and pursue available civil or legal remedies subject to applicable law and contractual documentation.
12. Post Move-In Support Limitation
Any support provided by YeWalaGhar after move-in is purely limited, discretionary, and goodwill-based unless a separate written service commitment states otherwise.
Where YeWalaGhar chooses to offer limited post move-in mediation support, such support is informal in nature and does not make YeWalaGhar responsible for rent default, misconduct, damage, eviction, harassment, maintenance failure, utility disputes, refund disputes, or any continuing tenancy issue.
After the limited support period communicated by YeWalaGhar, all responsibilities and disputes shall rest solely between the owner and the tenant.
13. Limitation of Liability
To the maximum extent permitted by applicable law, YeWalaGhar.com, Grenoverse Multi Ventures LLP, and their partners, designated partners, directors, officers, employees, consultants, agents, representatives, and affiliates shall not be liable for any direct, indirect, incidental, special, exemplary, punitive, or consequential loss arising out of or connected with the use of the platform or any property transaction.
This includes, without limitation, loss arising from inaccurate listings, false statements, title disputes, owner-tenant disputes, fraud, impersonation, criminal conduct, non-payment, property damage, theft, injury, death, fire, structural defects, health risks, maintenance issues, police verification failures, regulatory action, neighbourhood conditions, third-party conduct, technical outage, or force majeure events.
If, notwithstanding the foregoing, YeWalaGhar is held liable by a court or competent authority in relation to a specific transaction, the aggregate liability of YeWalaGhar shall, to the extent permitted by law, not exceed the platform service fee actually received by Grenoverse Multi Ventures LLP from the concerned user for that specific transaction.
Nothing in this Disclaimer shall exclude or limit any liability that cannot lawfully be excluded under applicable law.
14. Third-Party Platforms and External Services
YeWalaGhar may use or link to third-party services, including payment gateways, communication tools, map services, document tools, social media platforms, hosting providers, analytics services, and messaging services such as WhatsApp.
YeWalaGhar does not control and is not responsible for the uptime, accuracy, security, data practices, policies, content, or performance of such third-party platforms.
Use of any third-party service shall also be governed by that third party's own terms and privacy practices.
15. Data Protection and Privacy Notice Reference
YeWalaGhar may collect and process personal data, including contact details, identity information, communication records, enquiry preferences, location-related details, and transaction-related records, for lawful business purposes connected with property facilitation, safety, customer support, fraud prevention, compliance, and service operations.
Personal data shall be processed in accordance with YeWalaGhar's Privacy Policy and applicable Indian law, including the Digital Personal Data Protection Act, 2023, which requires notice regarding the personal data processed, the purpose of processing, the manner for exercising rights, and the manner of making a complaint to the Board, and requires consent to be free, specific, informed, unconditional, unambiguous, and capable of withdrawal with comparable ease.
Users are advised to read the separate Privacy Policy carefully for full details on data collection, purpose limitation, rights, grievance handling, retention, and contact mechanisms.
16. WhatsApp and Electronic Communication Consent
By voluntarily contacting YeWalaGhar, submitting a form, starting a WhatsApp chat, sharing a phone number, requesting assistance, or otherwise using the platform, the user consents to receive service-related communications from YeWalaGhar through WhatsApp, phone, SMS, email, or other electronic means for the limited purposes of responding to enquiries, visit coordination, account support, transaction updates, reminders, receipts, service administration, compliance communication, and grievance handling.
Where promotional or marketing communications are sent, YeWalaGhar may rely on consent or other lawful basis as applicable and users may opt out through the method communicated in the message or by writing to the contact email provided below. Consent under Indian data protection law must be capable of withdrawal with ease comparable to the giving of consent.
Message delivery depends on third-party telecom and messaging providers, and YeWalaGhar does not guarantee uninterrupted or error-free delivery of any communication.
17. User Representations and Responsibilities
By using YeWalaGhar, each user represents that they are at least 18 years of age and legally capable of entering into a binding arrangement.
Each user further agrees that all information, documents, declarations, photographs, consents, and statements provided by them are true, lawful, current, and not misleading, and that they will not misuse the platform, impersonate another person, upload unlawful material, or violate any applicable law.
18. Suspension and Risk Controls
YeWalaGhar may refuse service, withhold listing publication, restrict visibility, suspend communication, cancel appointments, or block a user account where fraud, abusive behaviour, non-cooperation, safety concerns, non-payment, suspicious conduct, false information, legal risk, or policy breach is suspected.
Such action may be taken without prior notice where immediate restriction is reasonably necessary for safety, legal compliance, or platform integrity.
19. Force Majeure
YeWalaGhar shall not be responsible for failure, interruption, delay, data loss, communication breakdown, or non-performance caused by events beyond reasonable control, including natural disasters, floods, fires, pandemics, epidemics, government action, court orders, riots, war, civil unrest, internet failure, telecom disruption, software failure, cyber incidents, power outage, labour disruption, or acts of God.
20. Governing Law and Jurisdiction
This Disclaimer and all non-exclusive matters arising from use of the platform shall be governed by the laws of India.
Subject to applicable law and any mandatory consumer forum rights, courts having jurisdiction in Greater Noida, Uttar Pradesh shall have exclusive jurisdiction over disputes arising out of or relating to this Disclaimer, the platform, or associated services.
21. Policy Hierarchy and Updates
This Disclaimer should be read together with YeWalaGhar's Terms of Use, Privacy Policy, Refund and Cancellation Policy, and any transaction-specific written communication issued by YeWalaGhar.
In the event of any conflict between this Disclaimer and a separately accepted written service agreement or transaction document signed by Grenoverse Multi Ventures LLP, that specific written agreement shall prevail to the extent of the conflict.
YeWalaGhar may revise, modify, or update this Disclaimer from time to time. The revised version shall become effective upon publication on the website or other official communication channel unless otherwise stated.
